Is this an appraisal?: No. It is a quick estimate from homes on the market near you. An appraisal is done by a licensed appraiser who visits the home, usually for a lender. For a price you could actually list at, ask one of our agents. It is free.
Why could my home be worth more or less?: The estimate cannot see inside. A new kitchen, a finished basement, a view, a busy road or work that needs doing can all move the price. An agent who walks through your home takes all of that into account.
Why use homes for sale and not recent sales?: Homes for sale and under contract show what buyers are paying attention to right now. Your agent adds recent sold prices when they price your home, which is why their number is the one to list at.
