Homes for sale up to $600,000
Every listing shows its own monthly estimate with its real taxes and HOA dues.
An estimate for planning only, not a quote or a loan offer. Your lender confirms the real rate, taxes, insurance and mortgage insurance, and closing costs are not included.
What goes into a mortgage payment
- Principal & interest
- What you pay the lender. Early on most of it is interest; by the end it is almost all principal.
- Property taxes
- Set by the county, usually around 1% of the home's value a year here. Your lender collects it monthly.
- Home insurance
- Required by every lender. It depends on the home, the cover and the carrier.
- HOA dues
- For condos and many townhouses. Every listing on our site shows the dues when the seller reports them.
- Mortgage insurance
- Charged on most conventional loans with less than 20% down, until you owe 78% of the price.
Common questions
Selling first? See what your home is worth- Is the interest rate today's rate?
- No. 6.5% is a starting point you can change. Rates move every day and depend on your credit, your deposit and the loan, so a lender is the only one who can tell you yours.
- How much should I put down?
- 20% avoids mortgage insurance on a conventional loan, but many buyers put down less. FHA, VA and first-time buyer programs can go much lower. Try a few amounts above to see how the monthly figure moves.
- Does this include closing costs?
- No. Closing costs are paid once, at settlement, and in Northern Virginia they usually come to 2% to 5% of the price. Your agent and lender will give you an estimate before you make an offer.
- How does an extra payment help?
- Anything above your scheduled payment comes straight off what you owe, so less interest builds on it every month after. Even a small amount each month can take years off a 30-year loan.
